Isla Vista was first subdivided in the 1920s, but without zoning. With the arrival of UCSB in 1954, demand for housing quickly grew, and almost all of Isla Vista was soon zoned for apartments. While the land area of Isla Vista amounts to less than two square miles, the population is dense. Close to 25,000 people live in the community today— the majority of it shared student housing. Isla Vista remains notable for its vibrant beach culture, seeing as everyone living here is within minutes of the beach by foot. Several annual community events remain popular year after year.
